On-Site Inspection (within 60 minutes)

Crews arrive within 60 minutes for most U.S. metros (60–90 minutes for outlying areas). The lead technician performs a comprehensive moisture assessment using thermal imaging cameras and pin/pinless moisture meters — mapping every wet area, including hidden moisture behind walls and under flooring. You receive a written estimate before any work begins.

2 – 8 hours

Water Extraction & Removal

Once the source is contained (we handle source repair coordination with plumbers/roofers as needed), bulk extraction begins. Truck-mounted extractors pull 100+ gallons per minute from hard surfaces, carpets, and pad. For Category 3 sewage events, dedicated equipment never cross-used on clean-water jobs prevents contamination transfer.

Drying & Dehumidification

Per IICRC S500, drying is governed by psychrometry — the science of how temperature, humidity, and dew point interact. We deploy LGR (Low-Grain Refrigerant) dehumidifiers, high-velocity air movers, and where needed, desiccant dehumidifiers. Equipment count is calculated from cubic footage and drying class, not guessed. Daily monitoring with documented readings ensures we dry to standard — not below standard, not above.

Cleaning & Sanitization

Surfaces that touched the water are cleaned with detergent (cleaning before disinfection — disinfectants don't penetrate dirt) then treated with EPA-registered antimicrobials. For Category 2 and 3 water, hospital-grade disinfectants are applied per IICRC S500. HEPA-filtered air scrubbers run during this phase to capture airborne contaminants and odors.

1 – 6 weeks

Restoration & Repairs

The reconstruction phase brings your home back to pre-loss condition: drywall replacement, flooring (carpet, hardwood, vinyl, tile), insulation, painting, trim, cabinets, and finish work. Our project manager coordinates trades, schedules inspections where required, and maintains daily contact with you and the insurance adjuster on scope changes or supplements.
